What is the difference between a conditional and unconditional lien waiver?

A conditional waiver only takes effect once the payment has actually cleared the bank. An unconditional waiver takes effect immediately when signed, even if you are never paid, so you should only sign an unconditional waiver after the payment has cleared.

Does my state require a specific lien waiver form?

Twelve states (Arizona, California, Florida, Georgia, Massachusetts, Michigan, Mississippi, Missouri, Nevada, Texas, Utah, and Wyoming) require a specific statutory waiver form; a non-conforming waiver can be unenforceable there.
